Reduce your sale price

While it's still your property, it's still technically your boiler. However, selling a house with a faulty boiler doesn't mean you need to fix it yourself. You could come to an agreement with your buyer where you drop the sale price, allowing them to replace or fix the boiler themselves.

Fix the boiler before selling

An alternative to taking a hit on your property's sale price is paying for the repairs yourself, prior to putting the house on the market. This may set you back some money, but it could help to make the sale process quicker and less stressful.
