Sell A House With A Broken Boiler

Sell A House With A Broken Boiler

Are you selling a house with a faulty boiler, and you don't know what to do?

Selling property can be a highly profitable undertaking, but somewhere during the process, you will need to part with money. It's likely that you'll be looking to make savings where you can, and that's why dealing with a faulty boiler can seem like a bothersome expense.

A faulty boiler is not a problem you can (or should) ignore when selling a property, but you have a few different options for how you can solve it.

Can I Sell My House with a Faulty Boiler?

If you are selling a house and it has a faulty boiler, it won't necessarily prevent you from completing the sale. You don't need to fix the boiler before it passes on to a new buyer, although a broken boiler could certainly put some buyers off.

When you come to the legal conveyancing process, you will need to complete a form called the Law Society Property Information Form (TA6). On this document, you'll be expected to supply information about the property, and you cannot withhold information or lie.

If you are aware that your boiler is broken or has problems, you cannot withhold this information when completing the Property Information Form. If you do, you could be liable to pay the buyer compensation at a later date for the faulty boiler.

You should also bear in mind that your buyer's property surveys will likely uncover an issue with the boiler, so misleading them throughout the process really isn't worth it.

How to Sell a House with a Faulty Boiler

If you are aware that the boiler is faulty, then you have two main options if you want to sell.

Reduce your sale price

While it's still your property, it's still technically your boiler. However, selling a house with a faulty boiler doesn't mean you need to fix it yourself. You could come to an agreement with your buyer where you drop the sale price, allowing them to replace or fix the boiler themselves.

Fix the boiler before selling

An alternative to taking a hit on your property's sale price is paying for the repairs yourself, prior to putting the house on the market. This may set you back some money, but it could help to make the sale process quicker and less stressful.
